Foundation Repair Photo Album: Complete Foundation Stabilization & Exterior Drainage Installation
This project required a multi-solution approach to address both water intrusion and structural concerns around the home. Our team excavated along the exterior foundation to install a custom exterior drainage system, designed to capture and redirect water away from the home to help prevent moisture buildup near the foundation and crawl space.
To stabilize areas experiencing settlement, helical piers were installed to provide deep, permanent support to the foundation. Inside the crawl space, SmartJack support posts were added to reinforce weakened floor joists and restore proper support to the flooring system.
Once the structural and drainage solutions were in place, the team carefully restored the patio area, ensuring the finished installation blended seamlessly with the existing space while providing long-term protection for the home.
Crawl Space Inspection Reveals Moisture and Structural Concerns
During our initial inspection, the crawl space showed signs of excess moisture, poor support, and uneven settling. The exposed soil, aging support piers, and sagging areas beneath the floor system indicated that the home needed additional structural support and moisture control. Identifying these issues early allowed our team to develop a plan to stabilize the structure and improve the overall health of the crawl space before further damage could occur.

After identifying structural concerns in the crawl space, our team installed a SmartJack support system to reinforce the floor joists and restore stability to the home. These adjustable steel support posts are designed to provide long-term support for sagging or weakened floors, helping lift and stabilize the structure above. By transferring the weight of the home to a more stable base, the SmartJack system helps prevent further settlement and improves the overall integrity of the crawl space.
Helical Pier Installation to Stabilize the Foundation
To address foundation settlement, our team excavated along the exterior and installed helical piers to provide deep, stable support for the home. These engineered steel piers are driven into load-bearing soil beneath the foundation, helping transfer the weight of the structure to more stable ground. This solution helps stop further settlement and restore long-term stability to the home's foundation while protecting the surrounding structure.
Exterior Drainage System Installed to Protect the Foundation
To help manage water around the home, our team installed an exterior drainage system along the patio and foundation wall. This system is designed to capture surface and groundwater and redirect it safely away from the home, helping reduce the risk of water intrusion and pressure against the foundation. By improving drainage in this area, the system works alongside the structural repairs to keep the foundation dry, protected, and performing properly long-term.

With the structural repairs and drainage system fully installed, the patio area was carefully restored to blend seamlessly with the home. The finished exterior drainage system now helps move water safely away from the foundation, while the helical piers and SmartJack supports work together to stabilize the structure from below. The result is a home that is not only better protected from water intrusion and settlement, but also maintains the clean look and functionality of the outdoor space.
